Nine Elms is the newest part of our patch: the towers along the river between Battersea Power Station and Vauxhall, served by the two Northern line stations that opened in September 2021. Many flats pair engineered oak in the living space with stain-protected contract carpet in the bedrooms. That carpet is a tight synthetic that cleans well and dries quickly, and the rugs laid over the oak need more thought than the carpet does.
Booking the building first
Most towers want contractors booked in: a loading bay slot, a name at the concierge desk and sometimes a set route through the building. Several ask for up to two weeks’ notice for the bay. If you want a job done this week, send us your building’s contractor rules when you ring and we will tell you straight away whether this week is realistic.
Dust in a tight flat
New flats are built to keep draughts out, and where windows open only a little on a restrictor, stale air leaves through the ventilation system instead. Dust has fewer ways out, and much of it ends up in the one soft floor in the flat, the bedroom carpet. In the first year after handover, fine plaster dust from snagging work can turn up there too. A slow dry vacuum lifts most of that before any water goes down.
Drying with the windows shut
If your flat has mechanical ventilation, leave it running, on its boost setting if there is one, and keep the bedroom doors open so air moves through. Contract carpet is usually dry to walk on within two or three hours this way. Rugs dry flat on a sheet with one edge propped, so wet wool never sits on the oak.
Between lets
A good number of flats here are corporate lets, and between occupants an agent may want the bedrooms, the sofa and the rug done in one visit. Two bedrooms, a two-seater sofa and a rug up to 3 square metres come to £164. A flat with one bedroom and a larger rug over 3 square metres comes to £87.
